We have been very busy in the month of March. The pool house has undergone some additional changes in preparation for the upcoming Summer Season. A coat of paint, new plumbing and lighting fixtures will have our pool house in great shape to kick off the 2003 swim season!
On March 29, Braeburn Valley hosted the Annual Keep Houston Beautiful Clean Up Day. New Braeswood Revitalization sponsors this ongoing project in our area. Thanks to the BV residents who joined with us to make this event such a great success. The group picked up over 1,100 bags of garbage or over 37 cubic yards of litter and trash in our area. Thanks NBRA for a job well done. We all had a great time.
I am urging all of our residents in Braeburn Valley to join with us and support the ongoing opposition to the Ruffino Hills Transfer Station. Your presence does matter and we do need you! Superneighborhood #36 (working hard to stop this project) has started a fund raising drive. SN #36 is moving forward in the direction of trying to obtain core and air quality samples and other tests that need to be performed on that 50-year-old land fill. It takes money. I urge anyone that can or cares to make a donation to this fund to please make out a check to NBRA (mark for SN #36 Special Fund) and mail to P.O. Box 35378, Houston, Texas 77235. Our next meeting will be Wednesday, April 23, 2003 at Valley West Elementary School, Gessner @ Creekbend at 7 p.m. Please Braesburn Valley, let’s show our support. If you need to read more about events in the neighborhood, go to our web site (www.braeburnvalley.com
).Remember to please report any suspicious activity or persons to Security Sure (713-778-1233) and to the Houston Police Department (713-222-3131). Both Security Sure and HPD rely on all residents to be their eyes and ears in the Braeburn Valley Subdivision.

Do not forget our Annual Spring meeting. It will be held on April 29, 2003, at Braeswood Assembly of God Church at 7:30 p.m. in Room 212 upstairs. Our guest speaker will be Council Member at large Michael Berry. We have also invited the new Captain from the Houston Police Department - Fondren Division Brian Lumpkin. The Captain will share his plans for the area with us.
The Board of Directors has adopted a new policy in reference to your pool and pool tags. Enclosed is a page that includes your pool rules. You will need to sign in the appropriate area and mail back to AVR Management to receive your pool tags. As always, there is one pool tag issued per household and your maintenance fees must be paid current to receive the pool tag. To make things easier on you, we have included the mailing address on the back of the pool rules. Simply fold in thirds, add your return address and place a stamp in the top right-hand corner. Once AVR Management receives the signed pool rules, they will verify your account and mail you your pool tag. If you have any questions, please contact Cathy Winfield with AVR Management at (281) 481-8062

On March 29, 2003, Braeburn Valley hosted the annual Keep Houston Beautiful Cleanup on the lot next to our swimming pool. New Braeswood Revitalization Association sponsors the Cleanups in the Fondren Southwest Area. The Group picked up over 1,100 bags of litter on South Braeswood from the bridge to Hwy 59, and on Gessner from South Braeswood to West Airport, and all the major streets in our immediate area: Fondren, West Bellfort, Creekbend, West Airport, West Brae Parkway. It was the best cleanup we have ever had in our area. Thanks to all the Braeburn Valley residents that came out and supported our efforts. We can make a difference, New Braeswood is working in the area to get everyone to beautify the esplanades and all the entrances to their neighborhoods. If anyone would like to join with those efforts in the area – Call Ruth at 713-776-2760.
The Task Force from Super Neighborhood is still working on opposing this horrible project. Yes, we have a chance to stop it. There were very few Braeburn Valley residents at our last Town Hall meeting. I was very disappointed at the lack of support from our residents. Don’t you all care what is going to be built in our area? Do you feel that it will not affect you? Do you think it will not affect our property values? Do you think that one or two people can stop this alone? Do you think the group is not working hard enough? Do you think just to come and hear the message doesn’t make a difference? Do you think stirring up a 50-year-old closed landfill does not have an effect on your health? With the permit stating that the alleged operator had the right to build an incinerator, do you think that will not affect the asthma sufferers or lung disease patients in our area? Did you know there are others in our area working to promote children’s facilities on top of that time bomb? Do you think that taking two hours out or your busy month doesn’t matter? Do you think that large groups of homeowners protesting goes unheard?
All of the above does matter.
Please, please come out and support those of us that are working so hard to keep Ruffino Hills plans from becoming a reality. The next meeting will be held at the Valley West Elementary School @ Gessner and Creekbend at 7 p.m.
I know by now you have noticed all the telephone trucks that are working in Braeburn Valley. These men are charged with the job of replacing all the deteriorating lines and equipment in Braeburn Valley. Hopefully, if we have any problems they will be detected early. Some of the Braeburn Valley residents are refusing to allow some of these men into their backyards. This is unacceptable. There is a utility easement in each yard that the linemen must have access to at all times. It is your responsibility to keep your dogs contained while these workers are in our area. By not allowing these men to do their job, you are affecting the quality of service of your neighbors and this is unacceptable. These men do not work on your schedule. Please keep your dogs contained until the workmen are no longer in the area.
Please continue to keep a look out in our subdivision. Please report any strange person walking our sidewalks and streets. Please call 713-778-1233 for anything or anyone that you think does not belong in our area. We request time and time again that you park your cars off the streets. This is an invitation to an impulse grab of a cell phone, change, CD’s and any visible personal item. Please help us keep crime down in Braeburn Valley. To report to the Police, the number is 713-222-3131.
It is now time for all residents to pull out their copy of their deed restrictions and review them. The Board of Directors and the management company of Braeburn Valley are receiving a large number of complaints about some of you from your neighbors. Please get your cars off the streets. Park them in your garage or driveway. Commercial vehicles are not allowed to be parked overnight in Braebrurn Valley at anytime except in an enclosed garage. Folks, the parking of your cars overnight around the cul-de-sacs is blocking emergency vehicles. Please put your cars in your garages.
Those residents that live on cul-de-sacs are responsible for the cutting of the grass, not just one person. Take turns. Please cut your grass regularly, and please trim your sidewalks and curbs, bushes and trees. Please rake your front yards of leaves and dispose of them in trash bags. Remind all lawn services that the blowing of leaves to other people’s yards is against city ordinance, and if blown in the streets, they will be fined. Those leaves stop up drains and cause flooding in our area.
It has been brought to the attention of the Board of Directors by two local realtors that the alleys of Braeburn Valley are filthy and are hindering the sale of houses within our subdivision. If you live on an alley, it is your responsibility to keep your backyard (if you do not have a fence) clean, cut your grass and keep free of trash as well as clean the alley directly behind you. No one cleans your alley for you. That is your responsibility. Falling down fences must be removed immediately. This is a safety issue. Check the outside paint on your house. Clean off all mildew. If the paint is peeling, please fill out an ACC request form before repainting. Please be reminded that when you receive a letter, it is sent because you have failed to keep Braeburn Valley clean and up to the standards that we are all used to enjoying. Please, let’s all take a look around. Spruce up and make Braeburn Valley the best that it can be.
No one wants one of those DREADED LETTERS, do we?
I have volunteered to update our homeowners contact information. I would really appreciate it if you could send me the information listed below via e-mail. If you don’t have e-mail, please send your information to Braeburn Valley HOA, c/o AVR Management and they will get it to me.
Maintaining this contact list is very important, please help us. The quickest, most efficient and cost effective way is if we can contact you via e-mail. For those of you that do not have e-mail, we will be more than happy to contact you by phone, if you will send us your current phone number.
We will need name, address, phone number, e-mail address and fax number.

As homeowners, we can reduce the possibility of future flooding of Braeburn Valley by not allowing leaves, grass clippings, oil, plastic, or other contaminants to get into our storm sewer inlets. To report a violation of the city ordinance prohibiting the use of storm sewer inlets on our streets to dispose of trash, contact the Houston Non Emergency Customer Response Center by dialing 311.
Congratulation to the following homeowners who have won "Yard of the Month"!!!!
